A restaurant management contract was signed with A La Carte Management on Nov 26, 2007. The restaurant is now open for business. Carlo and Pam of Mattina's in Kingman have a proven record in the restaurant business. They live in Valle Vista and look forward to making Valle Vista a destination to drink and dine. Carlo is advertising and will have a feature on us in AAA Magazine.
Pool renovation has started and we look forward to a grand opening and celebration around Memorial Day. There is a display in the VVPOA office to help you see the direction the new pool is taking and to help you see where the 'bricks' will be placed in the wind-barrier wall around the pool. Cathy and Dixie are selling the bricks to aid the pool fund.
Our entrance has been redefined by clearing brush and cutting away trees that were encroaching on the power lines and would have blocked our new digital sign and enhanced entry. Work will begin in Feb on two greens on either side of the entry signs, we will do the irrigation system ourself and farm out the electric for the lighting. Our maintenance crew removed the fountain and will be pruning the trees along Concho.
A digital sign as been leased and is being built with an installation date of late February. The 16 advertising spaces on the sign will pay for the monthly lease payment. We are working on a plan to sell additional advertising on the digital readout.

The sign can flash random ads thru any 24 hour period.
We purchased a ball machine that creates income and keeps the bartender from needing to leave the bar to sell balls.
The small park in Unit 1 has been cleared and we determined that there is water to the site. We plan to get some trees planted (we have some donations) for eventual shade and when money permits finish the park with grass, benches, and a BBQ or two.
A Facilities Build-out Plan Group headed by Lloyd Walsh is meeting again to gather all previous plans and work of prior committees and to address the eventual building of a banquet hall facility. Something that is sorely needed.
A reserve study is being addressed and the 1st steps have been taken by hiring a golf course expert to assess how best to fix the irrigation needs for the golf course and create a plan for getting there. The best fix for the water tank is being evaluated and bids are being sought.
Mohave County has finally started to repair our drainage system....this will take a long time and patience while they slow down traffic. In addition to the oveerpasses, Pat Abreu has been able to get the County to dedicate some of their wash budget to Valle Vista. They will be looking at the drainage easement along our East boundary.
In order to better communicate with our owners, we have improved the website so that you can see the Board Meeting Minutes, the agenda and dates or the next meetings, read updates on the pool construction and other long-term projects, and contact the board with your questions that will be answered by email. Better communication will help all of us.
Dixie and Cathy in the VVPOA office have really stepped up to the plate to help achieve a well organized efficient office that meets the needs of the owners.
Work has begun on the ball field to bring it level. We were able to strike a trade for the dirt removal.
The issue of the water tank overflowing adding to our bill has been resolved by Pat Friend. Pat has also been instrumental in cleaning up the maintenance yard and building.
The ATM in the bar as of the first of the year is now paying us $1.00 per transaction and has earned $600 since it was installed.
The trash enclosure has been completed and will be painted to match the Clubhouse.
The recycling bins at the park have been a success. The association now needs to look at the next step...residential service.

REDUCTION OF TAX ASSESMENTS OF GOLF COURSE AND COMMON AREAS!
After meeting with the Mohave County Tax Assessor we were successful in getting a 94% reduction in assessed value for our common areas including the golf course.
In addition to a much reduced tax bill, we will also enjoy a refund for the past two years of incorrect payments.
